Key Stages and Timescales

A typical freehold purchase takes 8–12 weeks from receipt of the draft contract. Leasehold transactions typically take 10–14 weeks. These timescales can be affected by the length of the chain, mortgage requirements, and the responsiveness of other parties.

Key stages of a residential purchase include:

  • Taking your instructions and initial advice
  • Receiving and reviewing the draft contract and title documents
  • Reporting to you on title and mortgage offer
  • Exchange of contracts and payment of deposit
  • Completion — transferring funds and registering your title
  • Post-completion: SDLT return and Land Registry registration
