Our landlord and tenant fees are set out below. All fees are exclusive of VAT at 20% unless otherwise stated. VAT-inclusive totals are shown in the final column. Court fees and other third-party disbursements are listed separately and are not included in our professional fees.

The fees below reflect our standard charges for straightforward matters. Where a matter becomes complex or defended, an updated cost estimate will be provided before additional costs are incurred. We will always confirm your individual fee in writing before commencing work.

Serving Notices

We advise on and draft the appropriate notice for your circumstances following review of your tenancy documentation. Since the Renters’ Rights Act 2025 received Royal Assent on 27 October 2025, landlords relying on the Section 8 procedure must follow updated grounds and notice requirements. We will advise you on the correct route before any notice is served.

* Section 21 notices are being phased out under the Renters’ Rights Act 2025 and will not be available for new tenancies entered into on or after 1 May 2026. For tenancies entered into before this date, transitional provisions may apply. We will advise on the correct procedure for your specific tenancy.

Typical Court Disbursements — Possession Proceedings

The following are court fees payable to HMCTS. They are set by the government and are subject to change. They are in addition to our professional fees and do not attract VAT.

Court fees are set by HMCTS and are subject to change. We will confirm the current court fee applicable to your matter before issuing proceedings.

Rent Arrears Recovery

Where rent arrears are the primary issue, we can assist with a structured approach from initial letter to court judgment, including recovery of the debt alongside possession where appropriate.

Where we issue a County Court claim for rent arrears, the court issue fee is calculated on a scale based on the amount claimed (from £35 for claims up to £300, rising to £455 for claims up to £10,000). We will confirm the applicable fee before issuing.

Tenant Advice

We also advise tenants on their rights, including responding to possession proceedings, deposit disputes, disrepair claims, and challenges to unlawful eviction.

Hourly rate advice for matters not covered by the above fixed fees is charged at £250 per hour plus VAT.

Key Stages and Timescales — Landlord Law

The stages of a typical possession matter are as follows:

  • Review of tenancy documents and initial advice on the correct route
  • Service of the appropriate notice (Section 8 or Section 21 where applicable)
  • Expiry of notice period and confirmation that the property has not been vacated
  • Issuing possession proceedings at the County Court
  • Attendance at possession hearing (typically listed 4–8 weeks after issue)
  • Receipt of possession order and agreement of a date for the tenant to leave
  • If required: warrant of possession and bailiff attendance

A straightforward undefended Section 8 possession matter typically takes 3–5 months from initial instruction to bailiff eviction, subject to court listing times. Defended matters take significantly longer.

Timescales are subject to court capacity and may vary. The Wembley area falls within the jurisdiction of Willesden County Court. We have experience of possession proceedings before this court.

Landlord and tenant matters are handled by our property and litigation team. Rebecca D’souza, Landlord and Tenant Paralegal, manages day-to-day landlord and tenant matters under qualified supervision. She holds a first-class law degree and is progressing towards qualification as a solicitor. All matters are supervised by a qualified solicitor.
